Service · Rodent Control · NYC

NYC's #1 HPD Complaint. Our #1 Specialty.

Rats and mice are responsible for more HPD violations, DOH citations, and tenant complaints than any other pest in New York City. We don't just bait — we eliminate entry points, document everything, and build the compliance record that keeps you protected.

HPD violation defense Full exclusion service Documented IPM logs Same-day response
$300
Minimum HPD violation fine
A single rodent-related HPD violation starts at $300 and escalates to $1,000+ per unit per inspection cycle. Documented IPM programs are your legal defense.

The Threat

Why NYC rodents
require a different strategy.

HPD
Violation Cascade
A single rat sighting triggers an HPD Class B violation. Without documented IPM showing active mitigation, landlords face fines, housing court, and in extreme cases, 7A receivership. Documentation is your legal shield.
DOH
Restaurant Shutdown Risk
Rodent activity in a food service establishment is grounds for immediate DOH closure. A conditional or closed grade costs the average NYC restaurant $4,000–$15,000 in lost revenue per day. Active monitoring is the only defense.
3"
Entry Through Dime-Sized Gaps
Mice can enter through gaps as small as ¼ inch. NYC's aging building stock — cast iron pipes, original foundations, pre-war utility chases — creates entry networks that bait stations alone cannot solve. Exclusion is mandatory.
Our Protocol

Exclusion first.
Then elimination.

Most companies bait first and ask questions later. We start with a full exclusion audit — finding every entry point before we place a single station. That's why our programs last.

  • 01
    Exclusion Audit
Full inspection of foundation, utility penetrations, loading docks, and common areas. Every gap documented with photo evidence. Sealing recommendations issued before treatment starts.
  • 02
    Physical Exclusion Work
We seal identified entry points with appropriate materials — copper mesh, steel wool, caulk, expanding foam. Not all exclusion materials are equal; we use the right spec for each gap type.
  • 03
    Tamper-Resistant Bait Station Network
Commercial-grade, locked bait stations placed at activity points. Interior glue boards for monitoring. Snap traps for immediate knockdown. All placements mapped and logged.
  • 04
    HPD-Ready Documentation
Every service visit produces a digital log: date, time, technician, placements, activity observed, and actions taken. If HPD comes calling, your paper trail is airtight.

Operational Protocol

How we execute.

01
Assessment & Mapping
Full property walk with activity mapping. Entry points, harborage sites, and risk zones documented before any treatment is recommended.
02
Seal the Perimeter
Physical exclusion of all identified entry points. Where structural work is needed, we coordinate with building management to get it done right.
03
Deploy Station Network
Tamper-resistant stations placed and mapped. Monitoring begins immediately. All station locations logged with photos for your records.
04
Recurring Service + Logs
Regular monitoring visits with updated digital logs. Any escalation triggers immediate response. Your HPD compliance record builds automatically.
Service Journey

What to expect
start to finish.

No guesswork. Here's exactly how our rodent program works — what you do before we arrive, what happens during the service visit, and what to expect after we leave.

Phase 01

Before We Arrive

  • Remove clutter from perimeter walls, storage areas, and basements — rodents shelter behind stored goods
  • Document and photograph any active entry points, burrow holes, or gnaw marks you have observed
  • Note the location of any existing traps or bait stations from previous service
  • For food facilities: ensure all food is stored in sealed containers; rodents will bypass bait if easier food is available
Phase 02

During Service

  • Full interior and exterior perimeter inspection — every potential entry point measured and documented
  • Bait stations installed along travel corridors (not random placement); snap traps deployed at confirmed activity zones
  • Minor entry points sealed on-site with appropriate materials (steel wool, metal flashing, foam)
  • Major structural exclusion needs identified and quoted — we document what needs to happen to achieve long-term elimination
  • Timestamped service log produced with all station locations, product types, and bait consumption levels
Phase 03

After We Leave

  • Do not move or tamper with bait stations — placement is calibrated to rodent travel patterns
  • Activity typically decreases measurably within 7–14 days as colony is eliminated
  • Dead rodents may appear in unusual locations; call us and we will remove them at no charge
  • Exclusion repairs should be completed promptly — a single unaddressed entry point will re-establish an infestation within weeks
  • Monitoring follow-up scheduled at 2 and 4 weeks; station placement adjusted based on bait consumption data
