THE CITY
Manhattan — Urban Tactical Pest Control · Since 1970

We Call It
What Everyone
Calls It. The City.

Manhattan's density, pre-war infrastructure, and relentless regulatory scrutiny make pest control a compliance issue, not a maintenance call. Broadway Pest Services has been headquartered here — on or within two blocks of Broadway — since 1970. We do most of our work in The City, and we are always ready to deploy an experienced technician fast.

// Our History in The City

Everyone calls it The City. Not Manhattan. Not New York. Just — The City. That's not an accident. It's the acknowledgment that when you say New York, you mean this island. And for over 50 years, Broadway Pest Services has been headquartered here, working in its buildings, learning its blocks, and protecting the businesses and residences that make The City run.

We didn't just take our name from Broadway the avenue. We have literally operated from it. Our first office was at 177th Street and Broadway in Washington Heights, where this business was founded. We then spent 20 years at 181st and Broadway. After that, 20 more years at 98th and Amsterdam — one block from Broadway. Our current Midtown location is within two blocks of Broadway. The avenue has been the spine of this company's geography since the beginning. You can trace the full timeline at buybroadwaypest.com.

In that time we have worked in virtually every building type Manhattan produces. Studios in Inwood and Washington Heights. Pre-war co-ops on Central Park West. Brownstones on the Upper West Side. Gut-renovated townhouses in the West Village. Michelin-starred kitchens in Tribeca. Hospital systems in Midtown. NYCHA buildings in East Harlem. Loading docks in the Meatpacking District. If it's in Manhattan and it has a pest problem, we have likely been inside something very much like it.

Why Manhattan Is Its Own Category

The City Creates Pest Pressure
No Other Market Replicates

Manhattan's combination of pre-war infrastructure, unprecedented building density, and the most concentrated DOH and HPD enforcement environment in the country makes pest control here a fundamentally different discipline.

Density

Pre-War Building Stock — Entry Points Everywhere

Over 60% of Manhattan's residential buildings predate 1960. Original plumbing chases, shared basement infrastructure, deteriorating foundations, and decades of patchwork construction create pest entry points that newer suburban construction simply doesn't have. A brownstone on West 87th and a pre-war co-op on Fifth Avenue have more in common — pest-control-wise — than either does with a building in New Jersey.

Regulatory

Highest DOH and HPD Enforcement Density in the US

Manhattan accounts for the majority of NYC DOH restaurant inspections and HPD housing complaints filed annually. A single pest sighting during inspection can trigger a grade reduction, a public posting, and operational consequences within days. The documentation Broadway builds into every program is designed specifically for this environment — records that hold up when the inspector is standing at the door.

Infrastructure

Subways, Sewers, Alleyways, and Parks

Manhattan's below-grade infrastructure — 245 miles of subway tunnels, the city's sewer network, steam tunnels, and shared utility corridors — creates pest migration pathways that don't exist elsewhere. A rat population along a subway line can surface in multiple buildings blocks apart. Central Park, Riverside Park, and Inwood Hill Park create wildlife pressure that pushes rodents into adjacent building corridors every season. Urban tactical pest control means understanding the whole ecosystem, not just the building.

Reputation

One Sighting Can End Years of Work

For Manhattan hotels, restaurants, and co-ops, a pest sighting on TripAdvisor, a DOH grade slip, or an HPD violation posting can cost more in lost revenue and legal exposure than years of professional pest control. The math is simple: prevention is dramatically cheaper than recovery. Our programs are built around the violation that never happens, the inspection that ends cleanly, and the review that never gets written.

Urban Tactical Pest Control

The City Requires
A Different Approach

Urban tactical pest control is not a tagline. It is a methodology built specifically for the environment Manhattan creates — one where pest populations move through subway infrastructure, emerge from alleyway service corridors, migrate from park edges, and travel through shared basement utility connections between buildings that were built decades apart.

A suburban approach — treat the visible infestation, call it done — fails in Manhattan because it ignores the pathways. Our technicians are trained to map entry routes, identify the infrastructure contributing to pressure, and build programs that address the source rather than just the symptom. That is what we mean by tactical.

We do most of our work in Manhattan. Our technicians know this island the way the people who live here know it — block by block, building type by building type. When you call Broadway, you get a technician who has likely worked in your neighborhood, understands your building's construction era, and knows what's underneath the street outside your door.

Subway Infrastructure
245 miles of tunnels create rodent migration pathways that surface in multiple buildings blocks apart. We account for below-grade pressure in every program.

Parks & Green Corridors
Central Park, Riverside, Inwood Hill — every major park drives seasonal rodent pressure into adjacent building corridors. We factor park proximity into every assessment.

Alleyways & Service Corridors
Manhattan's service alleys are the city's hidden pest highways. Shared trash infrastructure, loading dock activity, and adjacent building basement access require street-level understanding most operators don't have.

Manhattan Commercial Services

Every Manhattan Sector.
Every Building Type. Covered.

From pre-war co-ops on the Upper West Side to Midtown high-rises, Hell's Kitchen restaurant rows to FiDi financial buildings, Michelin kitchens in Tribeca to NYCHA-adjacent multi-family in East Harlem. Each building type requires a different IPM approach — and all face the same unforgiving regulatory environment.

Property Managers — Co-ops, Condos & Rentals

Manhattan property managers face the most aggressive HPD enforcement in the five boroughs. We provide documented IPM programs, digital service logs, and violation defense records built specifically for NYC housing court. Our 24/7 client portal means your records are organized before the inspector arrives, not after.

Restaurants & DOH Compliance

Manhattan has more DOH-inspected food establishments than any other borough. A single cockroach or rodent during inspection means a grade reduction or closure posting — visible to every potential customer who searches your name. Our kitchen-safe IPM programs protect your A grade and your operating license.

Hotels & Hospitality

From boutique hotels in SoHo to full-service Midtown properties, Manhattan's hospitality sector demands discreet, rapid bed bug response and ongoing prevention programs. One pest review online can cost thousands in RevPAR and take months to recover from. We prevent the review from being written.

Office Buildings & Commercial

Multi-tenant Manhattan office buildings require coordinated IPM that minimizes disruption across floors, manages access for multiple tenants, and produces documentation that satisfies both building management audits and regulatory inspection. Same-day emergency response available.

Same-day dispatch from two Manhattan locations

Our Harlem location at 69 St. Nicholas Ave and our Midtown location at 213 W 35th St mean no Manhattan neighborhood is more than 20 minutes away. When you have an active infestation before an inspection, minutes matter.

Digital documentation for HPD and DOH

Every service generates a timestamped digital log accessible through your 24/7 client portal. When the DOH inspector arrives or HPD housing court asks for records, you have 12–24 months of organized, defensible documentation instantly available on your phone.

MWBE certified for NYC government contracts

Broadway's MWBE certification makes us the preferred pest control partner for Manhattan buildings with NYC agency tenants, government facilities, and institutions requiring certified vendor compliance under city procurement rules.

What Manhattan Operators Say

★★★★★

"We have had Broadway on contract for our Upper West Side co-op portfolio for over 15 years. When HPD shows up, I pull up Broadway's portal on my phone and hand the inspector a complete service log. We have not had a violation stick in a decade. That is the difference between reactive and documented pest control."
