Pigeons CostMore ThanYou Think.

Bird droppings are corrosive to building materials, create slip-and-fall liability, and can carry Histoplasma and Cryptococcus — fungal pathogens that pose real health risks. For NYC commercial buildings, loading docks, and rooftops, bird control is a maintenance and liability issue as much as a pest issue.

Estimated annual damage per roost site from pigeon droppings
Bird droppings have a pH of 3–4 — acidic enough to corrode stone, concrete, metal, and HVAC equipment over time. A single established roost on a commercial roof can cause thousands in damage annually.

The Threat

What you're
actually dealing with.

🏢
Structural Damage
Pigeon droppings are highly acidic and accelerate deterioration of concrete, stone, metal, and roofing membranes. HVAC systems are particularly vulnerable — blocked intakes and corroded components from bird activity cause equipment failures. A single established roost costs thousands annually in maintenance.
Health and Liability Risk
Bird droppings can carry Histoplasma capsulatum and Cryptococcus neoformans — fungal pathogens that cause serious respiratory illness when dried droppings become airborne during cleaning. Salmonella and E. coli are also associated with bird droppings. NYC buildings with customer-facing entrances face slip-and-fall liability from droppings on sidewalks and loading areas.
NYC
Urban Nesting Behavior
NYC pigeons are year-round residents that return to established roost sites with near-100% fidelity. Once a flock establishes on a building, passive deterrence alone is insufficient — the roost must be physically excluded and the site made structurally unattractive. Netting, spikes, and shock track systems are the only methods with lasting efficacy.
Our Protocol

How we
eliminate it.

Every Broadway Pest treatment follows a documented protocol — assessment first, treatment second, follow-up third. No guesswork, no generic spraying.

  • 01
    Site assessment and species identification
Assessment of roosting locations, flock size, nesting activity, and entry points. Pigeons, starlings, and sparrows have different roosting behaviors and require different exclusion approaches.
  • 02
Physical exclusion — netting and spike systems
Bird netting excludes pigeons from rooftops, loading docks, and open structures. Stainless steel spike systems prevent landing on ledges, parapets, and signage. Both are permanent, maintenance-free, and humane.
  • 03
    Shock track deterrents
Low-profile electric track systems condition birds to avoid landing on treated surfaces. Completely humane, virtually invisible, and effective on ledges and architectural features where spikes are impractical.
  • 04
    Droppings remediation guidance
Existing droppings must be cleaned using proper PPE and biohazard protocols before exclusion — otherwise nesting material and pheromones continue attracting birds. We provide guidance and referrals for professional remediation.

Operational Protocol

How we execute.

01
Roost assessment
Map all roosting and nesting sites, assess flock size, identify structural entry points and damage.
02
Remediation
Existing droppings and nesting material cleared using proper biohazard protocols before exclusion devices installed.
03
Exclusion installation
Netting, spike systems, or shock track installed at all roosting sites. Gaps and entry points sealed.
04
Follow-up inspection
30-day follow-up to confirm exclusion effectiveness and address any new roosting attempts.
Service Journey

What to expect
start to finish.

No guesswork. Here's exactly how our bird program works — what you do before we arrive, what happens during the service visit, and what to expect after we leave.

Phase 01

Before We Arrive

  • Photograph current nesting and roosting locations to document severity before service
  • For occupied buildings: notify tenants and occupants near affected areas of upcoming service work
  • Coordinate access: ledge work and exclusion installation may require scaffolding approval or building management sign-off
  • Check whether any birds present are protected species — we handle this assessment as part of our inspection
Phase 02

During Service

  • Full building inspection to identify all active and potential roosting and nesting sites
  • Humane exclusion installation based on pressure level: netting for high-pressure areas, spikes for ledges, wire systems for architectural features
  • All existing nests, droppings, and debris removed and safely disposed of — bird droppings carry histoplasmosis and other pathogens
  • Entry points sealed to prevent re-entry once birds are excluded from the structure
  • Photographs taken before and after installation; service documentation created for property management records
Phase 03

After We Leave

  • Birds displaced from primary roost will attempt secondary sites — a follow-up inspection at 2 weeks confirms no re-establishment
  • Droppings accumulation stops immediately once roosting is prevented; sanitization of affected areas completed as part of service
  • Exclusion materials are weather-resistant and designed for long-term performance — no seasonal re-treatment required if installed correctly
  • Documentation provided for property management files including before/after photographs and all materials installed
